You keep 25 files moving at once. You know which borrower will send the second bank statement only after the third reminder, you can read a title commitment faster than the loan officer can find it, and you clear the condition list before the underwriter is back from lunch. None of that needs a desk in a branch. So you search "remote loan processor jobs," and ZipRecruiter promises "$18-$57/hr" while LinkedIn says there are more than 1,000 remote mortgage loan processor openings. The first screen mixes processor seats with closers, loan officer assistants and credit union consumer-loan desks.
Here's what that screen hides. Most loan processor openings are hourly seats at banks and credit unions that want you in the building. The remote seats, and the seats that pay $75K or more, cluster at a smaller group of employers, and the posting tells you which kind it is before the title does. Look at the pay line first. Who signs the paycheck decides how you're paid, where you sit and how high the pay goes.

We analyzed 490 US loan processor job postings across 420 employers, first listed between January and October 2026. This guide shows where the 49 fully remote ones are, what each kind of employer pays, how per-file bonuses work, and which seats clear $75K.
Yes, loan processors work remotely, but less often than the search results suggest: 49 of the 207 postings that state a work model (23.7%) are fully remote. Non-bank mortgage lenders hold 25 of those 49 and keep 25 of 69 stating seats remote, against 9 of 57 at banks and 7 of 41 at credit unions. The posted median is $55,120 (n=249). Only 24 of those 249 ranges have a midpoint of $75K or more, 13 of them at non-bank lenders and 4 in processing-manager seats.
Here's the data behind that answer, each number with its denominator.
Based on 490 US loan processor postings at 420 employers (January to October 2026):
- 49 of 207 postings that state a work model are fully remote (23.7%); 101 are on site, 45 hybrid and 12 remote-optional, and 283 of the 490 never say
- 25 of 69 stating seats at non-bank lenders are fully remote (36.2%), against 9 of 57 at banks (15.8%) and 7 of 41 at credit unions (17.1%)
- $55,120 median posted pay (n=249; middle half $47,538 to $65,000); 24 of 249 midpoints (9.6%) reach $75K
- 159 of 249 posted ranges are hourly (63.9%), at a $52,000 median; salaried ranges post a $62,500 median (n=90)
- 12 of 490 postings name a per-file or per-loan bonus, and none of them is at a bank or credit union (0 of 270)
- 2 of 31 stating commercial loan processor postings are fully remote (6.5%), at a $55,120 median (n=43)
- $82,557 median for processing managers and supervisors (n=6, a small sample)
How We Collected This Data
Start with what we couldn't see. Indeed, Glassdoor, ZipRecruiter and FlexJobs block automated reads, and LinkedIn's public search ignores its own remote filter. More than half the postings (283 of 490) never state a work model. A silent posting isn't a remote posting, so every share in this guide is given of the postings that state one.
The 490 postings come from four places, all pulled on October 25, 2026: LinkedIn's public job search (660 result pages across 92 national and state searches, 2,111 cards, 311 job pages read), SimplyHired, which carries the Indeed network's listings (70 searches, 2,949 cards, 521 job pages read), 724 employer career sites on Workday (13 postings), and 2,453 Greenhouse, Lever, Ashby and SmartRecruiters boards (3 postings). The same requisition posted on several boards or in several cities counts once, which collapsed 233 copies. When a lender posts the same title as a branch seat and as a remote seat, those count as two.
We kept loan processor, mortgage processor, loan processing specialist, manager and supervisor titles, plus commercial, SBA, construction, consumer, HELOC and indirect processors. We set aside title and escrow processors (10), student-loan desks (2), "Processor" titles outside lending (12), law-firm foreclosure processors (4), evergreen talent pools (3), postings first listed before 2026 (64) and postings outside the US (13). Closers, loan officer assistants, setup and post-closing roles (104 more) stay out of every count.
Then we read every posting the first pass called remote, remote-optional or hybrid, 106 in all, and fixed about 20 misreads. Mayo Employees Federal Credit Union's posting says "Remote Worker: No." Equity Bank's says "Mortgage Processor (not remote)." Mauch Chunk Trust Company offers "the potential to work from home two business days a week following orientation," which is hybrid.
Pay uses posted ranges only (249 of 490 publish one). We took midpoints, annualized hourly ranges at 2,080 hours and set aside ranges wider than 2.2 times their floor, such as one "junior processor" range running from $45,000 to $500,000. For a baseline, BLS 2025 wages as published by O*NET OnLine for loan interviewers and clerks, the occupation that lists loan processor as a sample title, put the median at $24.05 an hour, or $50,020 a year. We update this analysis quarterly.
The Paycheck Test: Who Signs Your Check Decides Where You Sit
The Paycheck Test sorts a loan processor seat by who signs the paycheck and how the pay line is built. Hourly at a credit union or a bank. Salary, often with a per-file bonus, at a non-bank lender. A salaried seat running a processing team. Each desk has its own remote odds, pay band and ceiling, and the pay line usually tells you which desk you're looking at before the title or the location does.
The test works because of how each employer earns its money on a file. A non-bank mortgage lender gets paid when a loan closes and sells. The Mortgage Bankers Association's Q2 2026 performance report put production expense at $10,936 per loan, against a $7,945 average since 2008. A lender carrying that cost per file wants processor pay tied to closings, and because its loan officers and borrowers are spread across many states, it can staff processing from wherever it finds good processors. Banks and credit unions process loans as part of branch and member operations: hourly staff, local loan officers, consumer and commercial files in the same department. Our remote mortgage underwriter guide sorted underwriters by what happens to the loan after approval. For processors, the faster read is the pay line itself.
| Desk | Postings (employers) | Fully remote of stating | Posted median (n) | Hourly share of posted ranges | Per-file bonus postings | $75K+ midpoints |
|---|---|---|---|---|---|---|
| Member desk (credit unions) | 97 (85) | 7 of 41 | $49,936 (62) | 60 of 62 | 0 | 1 of 62 |
| Bank desk | 173 (148) | 9 of 57 | $55,120 (67) | 46 of 67 | 0 | 2 of 67 |
| Lender desk (non-bank lenders, brokers, digital lenders) | 127 (107) | 25 of 69 | $60,000 (64) | 25 of 64 | 8 | 13 of 64 |
| Lead desk (managers, supervisors, team leads) | 16 (16) | 1 of 2 | $82,557 (6) | 1 of 6 | 0 | 4 of 6 |
Another 77 postings come from staffing firms, outsourcers, title agencies and employers we couldn't place. They're in every overall count but sit outside the four desks.
Member desk (credit unions): $45,760 to $55,983 for the middle half, median $49,936 (n=62).
- Hourly on 60 of 62 posted ranges
- Consumer, indirect auto and mortgage files often handled by the same team
- Member-service language throughout the duties
- Remote in 7 of 41 stating postings, usually with a home-state rule: Golden 1 Credit Union's posting reads "Location: Remote (Must Reside in California)" at $21.50 to $24.00 an hour
- Per-file pay never mentioned
Bank desk: $45,380 to $64,220 for the middle half, median $55,120 (n=67).
- Hourly on 46 of 67 posted ranges
- A branch or operations-center address in the location line
- Most commercial processing lives here: 60 of the 101 commercial postings are at banks and 12 more at credit unions
- Remote in 9 of 57 stating postings; Fifth Third's "Mortgage Processor III-California," listed "Virtual, California," posts $45,100 to $85,600
- Commercial seats name LaserPro (20 of 101 commercial postings) and the bank's core system
Lender desk: $50,720 to $70,000 for the middle half, median $60,000 (n=64).
- Salaried on 39 of 64 posted ranges
- Encompass in the requirements and an NMLS ID in the company name
- A pipeline number (20 to 50 active files where one is stated) and a per-file bonus in 8 postings
- Remote in 25 of 69 stating postings
- 13 of 64 posted midpoints at $75K or more
Lead desk: $76,012 to $90,028 for the middle half, median $82,557 (n=6, a small sample).
- Runs a team or a processing queue and owns turn times
- Salaried on 5 of 6 posted ranges
- Ranges from F&M Bank's $72,000 to $75,000 lead commercial processor to CrossCountry Mortgage's $100,000 to $150,000 processing manager
How to use the Paycheck Test on a posting:
- Read the pay line before the title. An hourly rate with no bonus line means a member or bank desk: plan for an office and a midpoint around $50,000 to $55,000.
- A salary, or a salary plus "per file," means a lender desk. Ask in the first call how many files the average processor funds a month and what each one pays, because that's your raise.
- A manager, supervisor or lead title means the lead desk, the only one whose median clears $75,000.
Three real postings, read this way. Golden 1's "Home Loan Processor" ("Location: Remote in California," $25.40 to $30.00 an hour) is a member desk with a remote exception. Guild Mortgage's "Loan Processor III" ($60,000 to $80,000, remote) is a lender desk. CrossCountry Mortgage's "Mortgage Processing Manager" ($100,000 to $150,000) is the lead desk.
The rule holds across the 490 postings. The pay line tells you who signs the paycheck, and the paycheck decides where you sit.
If you're applying to every "loan processor" opening that shows up, most of those clicks go to $50K hourly seats at branches. The lender-desk seats are spread across more than a hundred separate career sites, and that's the part an auto-apply tool can do for you.

Where the Remote Loan Processor Jobs Are
By desk, the 49 fully remote postings split like this: lender desk 25, bank desk 9, credit unions 7, staffing firms and outsourcers 7, and one processing manager. On residential mortgage files alone, the gap is wider: non-bank lenders post 25 of 60 stating seats remote (41.7%), banks 8 of 30 and credit unions 2 of 16.
| File type | Postings | Fully remote of stating | Posted median (n) |
|---|---|---|---|
| Residential mortgage | 294 | 41 of 135 (30.4%) | $58,594 (149) |
| Commercial, SBA, construction and ag | 101 | 2 of 31 (6.5%) | $55,120 (43) |
| Consumer (auto, indirect, personal) | 54 | 4 of 21 (19.0%) | $49,660 (35) |
The same lender can post both kinds of seat. CrossCountry Mortgage's own careers site listed 17 processor requisitions when we pulled it. Twelve were tied to branch addresses, such as "LC11234 - 4801 East Broadway Boulevard, Tucson, AZ," and posted on site. Five were listed remote: "Remote USA," "LR3 - US AZ Remote." A branch processor works for the loan officers in that branch. A remote processor works a central queue. Same title, different seat.
Lender-desk remote seats in our set: Guild Mortgage (Loan Processor III, $60,000 to $80,000), RenoFi ($60,000 to $80,000), Rate ($65,000), Knock ($65,000 to $70,000, a combined processing and underwriting seat), Visio Lending ($24 to $33 an hour), Mutual of Omaha Mortgage (reverse mortgages), McGowan Mortgages ($65,000 to $80,000), US Mortgage Corporation ($75,000, Spanish required), Cornerstone First Mortgage ($70,000 to $80,000) and All Western Mortgage ($75,000).
Bank and credit union remote seats: Fifth Third (Mortgage Processor III, California), Hancock Whitney (bilingual senior processor), WesBanco, Texana Bank ($26.44 to $36.05 an hour), Golden 1 (California residents only) and Nuvision Federal Credit Union (indirect loans, six states).
Read the location rules before you apply. 11 of the 49 remote seats limit where you can live or when you work. Visio Lending lists "Authorized Remote Locations" in 15 states. CornerStone Staffing's senior seat says "MUST RESIDE IN FLORIDA." Nuvision puts its six states in the title.
Commercial processing is where remote almost disappears: 2 of 31 stating postings. Consumer loan processing sits between the two, at 4 of 21, and most of those remote seats are credit unions hiring inside their own state.
What Loan Processors Earn, and How the Check Is Built
The posted median is $55,120 (n=249), with the middle half between $47,538 and $65,000. That's a little above the $50,020 O*NET median for the whole occupation, which includes loan clerks and interviewers. The pay figures in this section come from the 249 postings that print a range, annualized at 2,080 hours for hourly pay and taken at the midpoint. Ranges wider than 2.2 times their floor are set aside.
How you're paid matters as much as how much. Hourly ranges are 159 of the 249 (63.9%), at a $52,000 median, or $25.00 an hour at the midpoint. Salaried ranges post a $62,500 median (n=90). The title ladder runs:
- Junior, I-level or assistant processor: $49,140 median (n=27)
- Processor: $54,080 (n=161)
- Senior, III-level or "LP3" processor: $61,488 (n=55); the top quarter starts at $73,920
- Processing manager or supervisor: $82,557 (n=6)
Per-file pay shows up in only 12 of the 490 postings, and the numbers are specific when it does:
- Center Street Lending (Irvine, CA, on site or remote): "Hourly $33.65 - $36.06 + Bonus structure $50.00 Per file closure," on a seat that "Maintains an average pipeline of 25+ loans & funds 20+ loans per month." At 20 funded files, that's $1,000 a month on top of base, by our arithmetic.
- Rize Mortgage (remote): "Compensation: $795 per funded loan," with no base salary listed. Eight funded loans a month is $76,320 a year before any costs, again by our arithmetic.
- CrossCountry Mortgage, "Mortgage Loan Processor - Loan Partner 3" (remote): "$50,000 plus per file bonus."
- US Mortgage Corporation (remote): $75,000, "Salary + Per File Bonus."
- Elliman Capital (Miami, on site): $60,000 to $72,000 base, "plus eligibility for tiered per-file bonuses."
A per-file bonus is a bet on volume. That's our read, and the reason is mechanical: the bonus pays per funded loan, so your income moves with the lender's volume. Freddie Mac's weekly survey had the 30-year fixed rate at 6.00% on March 5, 2026 and 7.40% on October 15. When rates climb like that, fewer loans fund, and a per-file bonus shrinks with them. A bank's hourly rate doesn't move with volume, which is part of why it starts lower.
The $45K to $65K band is the market, not a lowball offer. 225 of the 249 posted midpoints sit below $75,000. If $75K is the floor you need, a desk change or a title change gets you there faster than a raise in the seat you have.
Here's the framework on one page, with each desk's remote odds and pay band.

The two desks that pay $75K or more, lender and lead, are also the two hardest to find by searching. They sit on separate company career sites, and most don't put "remote" in the title.

Where the $75K Processor Seats Are
24 of the 249 posted midpoints reach $75,000. By desk: lender 13, lead 4, staffing firms and specialist lenders 4, banks 2 and credit unions 1. Three patterns cover almost all of them.
Complex files at specialist lenders. Brick City Capital, the lending arm of Leverage Companies, posts $90,000 to $120,000 for a processor on loans where, in the posting's words, "We specialize in Debt Service Coverage Ratio (DSCR) loans for residential investment properties." It's hybrid, with "a minimum of 3 days in office in Newark, NJ." Arixa Capital, a private real estate lender, pays $80,000 to $90,000 for a processor in Los Angeles or Phoenix, with at least two days in the office. CornerStone Staffing's senior seat in the wholesale and broker channel posts $75,000 to $90,000 plus "Per-loan-closed incentives," fully remote, and says "Strong Non-QM and condominium loan processing experience is essential." Tomo, a digital lender, posts $75,000 to $85,000, "Hybrid (in office Mon-Wed, remote Thurs-Friday)." Non-QM means loans outside Fannie, Freddie and government guidelines, such as bank-statement and DSCR loans, where the processor does more of the income work.
Processing leads. CrossCountry Mortgage's processing manager posts $100,000 to $150,000 and asks you to "Lead, coach, and develop a team of mortgage processors" and "Monitor turn times, suspense items, and SLA performance." Atlantic Federal Credit Union's loan processing manager is $90,000 to $95,000. Patelco Credit Union's consumer loan processing supervisor is $75,912 to $89,315, and NBH Bank's processing manager is $65,000 to $100,000, with duties that include "Redistribute pipelines based on volume."
Senior commercial specialists. New Omni Bank posts $80,000 to $100,000 for a commercial loan processor who prepares documents in LaserPro and checks loan boarding. Citizens Business Bank pays $30.18 to $42.26 an hour for a construction loan processor who "Processes and manages draw requests utilizing the Built fund control system."
That last pattern needs a warning. Our read: for most processors, "commercial" is a sideways move into the bank building, not a promotion. Plain commercial loan processor titles post a $51,366 median (n=16), and 0 of the 16 that state a work model are remote. The commercial seats that pay are senior specialist roles, and they sit in a bank's credit administration, priced as bank operations. For a residential processor who wants remote and $75K, the path runs through a lender's senior and lead seats, or into underwriting.
Remote and $75K together is rare: 4 of the 35 remote postings with pay (CornerStone Staffing, US Mortgage Corporation, Cornerstone First Mortgage and All Western Mortgage). But the remote seats as a group pay more, not less. In loan processing, the remote seat is usually the better-paid seat. Remote postings post a $60,000 median (n=35) against $51,854 for on-site ones (n=73), because remote seats sit mostly on the lender desk, and the lender desk pays more.
The Small Print in Remote Processor Postings
"Remote" carries conditions more often than the title admits. Here's how to read the common ones.
If the posting names states or a home state (11 of the 49 remote seats do), the job is remote inside that employer's payroll footprint. Golden 1 hires California residents. Visio Lending lists 15 states. Check the list before you write a cover letter.
If it says remote after training, plan on a commute at the start. Village Capital & Investment: "all new employees are required to successfully complete initial training in the office before become eligible to work offsite or remotely." Middletown Valley Bank offers "a hybrid or fully remote work schedule following a two-week in-office training period" and wants candidates "within a reasonable commuting distance of an MVB office."
If it says "potential work from home" or "open to exploring a remote work arrangement," it's an office seat with an exception. Bond Street Mortgage's posting says the role "is preferred to be onsite" before it opens that door.
If it prints a pipeline or a funded-per-month number, compare it with your current load. The 10 postings that state one put it between 20 and 50 active files, or 14 to 30 funded loans a month.
If the pay is per funded loan with no base and the posting doesn't say W-2, ask before you apply.
That last question matters because of a licensing rule most processors never run into. Under the SAFE Act rule at 12 CFR 1008.103(d), a state has to stop an independent-contractor loan processor from working on residential mortgage files unless that person registers with NMLS and holds a state loan originator license. A W-2 processor working under the lender's supervision doesn't need one. That's why NMLS shows up in 36 of the 490 postings and is required in only 3.
Contract processing exists at all because lenders are allowed to hand it off. HUD's Handbook 4000.1 lets FHA lenders use contract support for "mortgage processing (typing of mortgage documents, mailing and collecting verification forms, ordering credit reports...)," then draws a line: "A Mortgagee must not contract out management or underwriting functions." Processing is the desk lenders may outsource, which is why it's priced the way it is.
Expect speed, wherever you sit. 302 of the 490 postings (61.6%) use words like "fast-paced," "high-volume," "turn times" or "SLAs," and 60 mention evenings, weekends or month-end hours.
If the conditions check out, apply the same week. The remote seats in this set were listed across dozens of lenders' own sites, and a good one doesn't stay open long.

How to Move From a $55K Processor Seat to $75K+
Experience isn't the gate. Of the 220 postings that state a number of years, 173 ask for one to three, and the median is two. The gate is which desk you're on and which files you touch. Four moves get processors past $75,000, and each one is in the data.
1. Move from a bank or credit union to a lender desk. Same files, a salary instead of an hourly rate, a per-file bonus on top in some seats, and remote odds that roughly double (25 of 69 vs 16 of 98). Bring the things lender postings name: Encompass (named in 99 of the 294 residential postings), agency guidelines, and your funded-files-per-month number. Our remote mortgage jobs guide covers how the other non-licensed mortgage roles, such as closer and funder, sit next to this one.
2. Move from agency files to complex files. Non-QM, DSCR, construction, jumbo and condo work is where most of the $75K lender-desk seats are. Residential postings that name complex files in the title or lean on them in the duties post a $62,750 median (n=14), and 7 of the 19 that state a work model are remote. If your current lender does any non-QM, ask to take those files.
3. Move from processor to lead. The lead desk's median is $82,557 (n=6). What those postings ask for is specific: coaching processors, redistributing pipelines, and reporting turn times and suspense items. If you already train new processors or cover a teammate's pipeline, write it on your resume with numbers.
4. Move from processor to underwriter. Underwriting is the step lenders can't contract out, and it pays like it. Our remote mortgage underwriter guide found sell-side underwriter seats at a $93K median. Knock's "Mortgage Processor/Underwriter" seat ($65,000 to $70,000, fully remote) is the bridge: "a hybrid position combining traditional processing and underwriting responsibilities." For other underwriting tracks, see remote underwriting jobs.
Ask four things before the second interview: how many files the average processor funds a month, what each funded file pays, whether remote is the seat's normal model or an exception, and whether the role is W-2. The answers tell you which desk you're really on.
If you came up through commercial or consumer lending, the credit side may suit you better than mortgage. Our remote credit analyst guide and remote banking jobs map those paths, and the best certifications for remote jobs covers which credentials move pay.
Frequently Asked Questions
Can a loan processor work remotely, or is that just a few companies?
It's more than a few, but it isn't most: 49 of the 207 loan processor postings that state a work model (23.7%) are fully remote, across 490 postings from January to October 2026. Non-bank mortgage lenders post 25 of 69 stating seats remote, against 9 of 57 at banks and 7 of 41 at credit unions. Many remote seats also limit which states you can live in.
Do loan processors earn commission or per-file bonuses?
Processors don't earn commission, because they don't originate loans, but some earn per-file bonuses. 12 of the 490 postings name per-file pay, and none of them is at a bank or credit union. Examples range from $50 per closed file on top of an hourly rate to $795 per funded loan with no base.
I'm a credit union loan processor making about $50K. What's the fastest way to $75K?
Change desks before you change titles. Credit union processor postings post a $49,936 median and are hourly on 60 of 62 ranges, while non-bank lender postings post $60,000 and 13 of 64 reach a $75K midpoint. The fastest routes past $75K are complex-file seats at a lender, a processing lead role, or a move into underwriting.
Is commercial loan processing better paid than mortgage processing?
Not in the postings. Commercial loan processor postings post a $55,120 median (n=43) against $58,594 for residential (n=149), and only 2 of 31 stating commercial postings are remote. The commercial seats that pay $75K or more are senior specialist roles, such as construction-draw processing.
Do I need an NMLS license to be a remote loan processor?
Not as a W-2 employee working under a lender's supervision. An independent-contractor processor on residential loans has to register with NMLS and hold a state loan originator license under 12 CFR 1008.103(d). NMLS appears in 36 of the 490 postings and is required in 3.
How do I use the Paycheck Test on a job posting?
Read the pay line before the title. Hourly with no bonus line is a credit union or bank desk, with remote odds near 1 in 6. A salary or a per-file bonus is a lender desk, remote in 25 of 69 stating postings. A manager or supervisor title is the lead desk, with an $82,557 median.
Is being a loan processor still worth it with AI and automation coming?
O*NET projects the broader loan interviewer and clerk occupation to decline by 1% or more from 2025 to 2035, with 10,500 openings over that decade. Only 27 of the 490 postings mention AI or automation. The seats that pay are the judgment seats: complex files, leads and underwriting.
